I have no more pic but its my one of favorite place location is nearby my office so when i bor come that place with friends and chilling with itani chai with ban maska mostly they provide chai with malaye i like that think Price also good and testi chai and ban maska also just place is small so sitting problem mostly people have tea to stand but its ok we have do fun with chat and tea out side ok kurtuz its nic place.,.

Qutuz Irani Cafe is the first place where I had Irani Chai/ Nagori Chai.
It's located in the Mindspace area where lots of offices and call centres are located.
Its a very small place with 4 to 6 tables and they are always always full.
They serve maggi, omlettes and keema pav and also bun muska.
Keema Pav is simply finger licking good. Omelettes are to die for. Maggis are delicious too.
My personal favorite is the Brun Maska Pav with Irani Chai. Fresh pav along with Amul Butter spread evenly across the bread.
Wish they would expand the place and keep more tables.
The place is very small, 8-10 people can eat and dine. We ordered Keema Pav and chicken Bhuna, the taste was amazing compared to the price for two people. We shelled out 180 Bucks.

An excellent place to have bun maska and chai at 4 am in the morning thats when it opens. The Kheema Pav is also an excellent option here. It can get extremely crowded even at 4 am since there plenty of call centers in the vicinity
A lovely small hang out place for such crazy snack especially fun during the rains. Hit tea with bun maska just makes your taste buds go crazy. Good service and great staff. Awesome experience. Infact this is our hang out place from our office like nearly every other day. Keep it going. Hats off.
I’m not much of a tea person. Qutuz has been my old adda during early call centre days. The irani chai and brun maska is to die and kill for. This place has your old school Irani chai tapri written all over. The other thing I hog here with tea is the bun maska. All in all good value for time money and energy. I vouch for this place.
The bun maska is the best and cutlet pav😍. I tried the burji which is good too nothing extra ordinary and kheema too. Kheema was liquidy so I don’t prefer that.

Achari chikcen and chicken cheese kebab just just to die for. During my office break I always prefer to come here. The food is very reasonable and the taste is really amazing.

Tried their chai last evening while leaving from Mindspace area.
Their way of making chai was different. They took a glass, half filled with boiled milk, which had become thick after boiling for hours and then added brewed tea in it.
People who like the taste and smell of milk in their tea would like t, while others who don't like the smell of milk or cannot have their tea without ginger or other ingredients might not like it much.
I like the taste of milk, so I give it a 4/5 on taste.
It was very cheap, cost me only 12 rupees, so a 5/5 on VfM.

They have a snack counter that serves cutlets and kebabs.. the green chutney us nice n spicy.. Schezwan sauce is available too.. have has their kheema fry, egg burgi n cheese Maggi too.. it's good.. seating on the ground level is not too comfortable.. they have renovated the place recently.. have made the kitchen bigger and have made seating on the 1st level..
This place is heaven if u love Irani Chai. Once a month is a must for me things I like here is obviously the chair with extra Malai and brun maska apart from this kheema pav, omelette cheese Maggie are amongst the favorites. Do visit but with an empty stomach

Sunny side up (nice hint of corriander leaves) and Irani chai malai marke.
Though the tea is far from what you get in #Iran - since I ve grown up hogging on malai in everything from milk to yoghurt to buttermilk - I love the modify version they serve. Gonna try other items on their menu in the coming days.

A small hole in the wall kind of outlet which has become a stuff of legend in the local crowd. Irani chai and bun maska are a no brainer there. Early breakfast are good with an array of Khemka pav, Khemka Ghotala Bhurji etc. By the evening they’ve got different variety of kebabs and snacks which are lip smacking and worth the price.

Have been visiting this place since last 6 yrs. It's a normal Cafe. But, it has definetly become a Gem place to visit to have some snacks.There have been many changes in the decor, but their tea(chai) and Bun-maska, still remains the same, THE Best.
Recently they re-innovated the place, they brought up an upper deck as well. So it is now 1+1, keeping the crowd in mind, *enough place to seat*. They have added and additional counter too, where they sell some lip smacking dishes, like the Chk. Seekh roll, chk. Patties, some rolls and some tikka's.
So let's Talk about the food, as we ordered:-
1). Mutton Kheema:-
As I have always said, I m a big Mutton Kheema fan & this place does make it the way you want it. Kheema Perfectly cooked with some green peas added to the dish. A must try. ( also Try the different variants, Kheema Masala fry, Kheema Ghotala. They serve it the best.
2). Omlette cheese Maggi:-
Always the prefect thing to start your evening & Qutuz did complete justification to it.
3). Chk. Cheese Cutlet:-
Minced Chk. Added With some mash potates, green chillies, perfectly cooked.
4). Chk. Drumstick:-
Lip smacking.
5). Chk. Seekh Roll:-
A bit on the saltier side, but leaving the salt aside everything else any the dish was perfect.
AND last but not the least, Chai and Bun-maska-Cheese, was the cherry on the cake. The chai is the best, I just wanna say, Their Bun's( Bread ) is always is so soft and fresh, if u dip it in the tea, it just melts in ur mouth.

* Remember this place is almost open 24×7. It can be the best place for night dwellers, as Mumbai is a town, which never sleeps. They do close from 2:00am to 05:00am, just for cleaning purpose, otherwise they are always available.

It's a small place like hardly 7 to 8 people can accommodate.

It's like normal Cafe they have kisosk outside and kitchen inside. Outside they serve tea ,milk , coffee and other milk contained products. And kind of kebabs and serve chicken cutlets.

They have variety of chicken cutlets and kebabs and so it's a great place for non vegeterians. And More over it's good in taste. And they serve Maggie too with again different variety.

This place is open almost 24*7, closed for 2-3 hrs like our local trains ... closes at 1.30 opens at 4 ... perfect for late night dwellers ... best bun pavs in Mumbai , soft and fresh ... Also try their Irani chai , kheema , cheese omlette , kebabs and Maggie .... All are worth the pricing ....

Have you ever left your house without having a proper breakfast? Well, that can seem to be very terrible, as we faced the same situation on a busy Friday morning.
If u go clueless about where to have breakfast from, Qutuz Irani Cafe will be your perfect solution.
Located opposite Evershine mall, Malad west, the cafe is a tiny outlet that will always have customers lining up in a long que to order their favourite dishes.
Qutuz serves Maggie, Kheema, Irani Chai, Omelette and what not. Since Maggie is always a yes for us, we ordered for two plates of plain Maggie and a single omelette.
Maggie though it’s the same recipe, was served hot to us accompanied by a pretty looking omelette with perfect amount of salt, oil, onions and chillies oh what a perfect combination.
Indian breakfasts are incomplete without a chai and so we ordered the famous Irani Chai also popularly known as “Paani Kum Chai”, which means the tea is made only with tea leaves and milk. Trust me guys the tea really made our day!
Though a very tiny, non luxurious outlet, this place is a value for money as we spent just Rs 100 for all that we had ordered. Isn’t that great!

The Irani chai along with the Bun Maska and Chicken buna masala is a must have. Very economically priced and the service was quick. Open upto 1:30 and is a life saver for anyone having late night food cravings.
Have you ever eaten chicken bhuna here, its most spicy and delicious bhuna you will ever eat in Bombay. Apart from this it is always crowded for Irani tea and other snacks. This place is best among all other eateries around it. That’s why always crowded.
I am cutting 0.5 for ambience or lack of it. Being a mumbaikar, I anyway have some inbuilt tolerance for lack of hygiene. Qutuz is possibly the most underrated joint on Zomato. Probably the only place in suburb which serves quality Irani food at reasonable cost in Mumbai suburbs. It is my favourite joint for having Kheema Pav in the morning. I would say they have best bun Maska and chai. Also their other dishes such as egg bhurji, chicken bhuna and all varieties of Maggi deserve a mention.

It's my fav place since it's launch because it was the first to serve Irani Chai n Bun Maska. Later it started with Kheema and amazing Lunch. The best for 24*7 place to eat and fits in budget. When I used to work in Malad this place has served me for 5 damn years.
I visited this place after 7 years now and all the staff and owner still recognize me with a warm welcome.
Lots of new addition like kebabs, varieties of Maggi, kheema, bhurji and all time fav bun Maska.
All of them taste good as usual but this time I really liked chicken cheese kebab with pav and kheema ghotala.
Ended the session with tea n bun Maska.
Still lot more to taste here. The ratings is only n only for food and service.

Amazing cheesy Maggi served piping hot. Really yummy and garnished with generous grated cheese. Absolutely amazing and how.
Bhurjee Pav was good but not exceptional. Bun maska was good and went well with piping hot tea.
There is nothing fancy about this place. It's very unfinished and basic. Just come here to eat and go but definitely worth a try.

Especially the Irani chai, you don't get it everywhere unfortunately, this is the only place I know in Malad where you find Irani chai.

Qutuz has grown in this 6 years from serving Irani chai and Bun/Brun Maska. Now they are quite consistent and serve some good surprises like Maggie. I vouch for Maggie Omelette cheese and Kheema Ghotala. They have also added some quick over the counter Chicken kababs. Highly recommended chicken chutney kabab and if u r lucky than chicken drumsticks. Though oily but sinful experience. Overall pocket friendly n quick.
No great ambience, no music and very little place to sit. Yet one of the best cafe. The rates are quite cheap. The food is truly amazing. The cutlet pav, Russian chicken pav , keema pav, cheese Maggi etc are worth trying. The tea is the main highlight. This place is open till late night. Always crowded. But they have won people's patience by the food they give.
This cafe is the oldest cafe know to me since 20 years Located in the famous eating spot in Malad. Bun maska and Chai is the specialty of the cafe. Kheema pao, magiee, bhurjee pao are listed in the menu. Highly recommended place for light bites and stress reliever Chai.

Located on the busy road next to evershine mall in Malad West. This one is open nearly at all hours from 4am to 1am(or cops whichever comes first). Run by the same guy who used to sit outside Govt law college churchgate many years ago, till the MCGM squared them away.

This is your regular bun maska chai place. They also serve excellent Kheema Pao, omlette and burji Pao. Their menu includes Maggi though I've never tried it. They're always super busy. Sometimes you may end up having to share a table with someone else the food however is worth it if you're not someone who cares too much about ambience and cleanliness and you're craving some bun with double maska then this is the place to be!
